We started the process with a walk-through of the home, taking time to understand how the space was being used and what wasn’t working.
We captured detailed measurements and 3D scans of the space, giving us an accurate foundation to begin designing. This allowed us to move forward with clear dimensions and fewer surprises down the line.

We developed a set of proposed 2D layouts to explore how the space could be reconfigured. These drawings helped us visualize new flow, better functionality, and how each area could work together more efficiently.
We created a 3D layout to help visualize how the proposed design would look and feel in the space.

We created a new layout for the laundry area with full-height cabinetry, a sink, and a stacked washer-dryer. The design focused on maximizing storage and improving everyday function.

We developed this 3D render to bring the design to life. Seeing the materials, layout, and lighting together helped confirm the overall look and feel of the new kitchen.

We used this render to refine layout and storage details, making sure every cabinet, appliance, and work surface had a clear purpose within the space.

We created this render to visualize how the laundry room would function day to day — blending storage, appliances, and flow before construction ever began.

This render helped us explore how light, railing design, and wood tones would come together in the upper landing — keeping the space open, modern, and warm before the build even began.

A stunning ledger panel was selected for the fireplace. Adding both texture and warmth to the space. It was an exciting design moment that set the tone for a more inviting, elevated feel.
The new fireplace design came together with a textured stone finish, a clean built-in firebox, and a floating mantel—bringing warmth and character to the heart of the home.

This master bedroom render helped us align on layout and built-in elements — giving the client a clear view of how the space would feel before construction began.

Before construction began, this render allowed us to explore how storage, lighting, and material selections would come together in the master bathroom — creating a space that feels both grounded and refined.

This view of the master bathroom helped us refine how the tub, shower, and natural light would interact — creating a peaceful, spa-like feel grounded in simple materials and clean geometry.
PHASE 3
(CONSTRUCTION)

We’re preparing for the demolition phase, ensuring everything is secure and well-planned for a smooth and safe start to the transformation.
The kitchen renovation officially kicked off with cabinet installation and prep work for new systems. With the walls opened and the island base going in, this space is starting to shift from demo to build

Clearing and preparing the bedroom for renovation, setting the stage for an exciting transformation.
We cleared out the main floor to make way for a more open and functional layout. With the flooring removed and the kitchen and fireplace exposed, the space was ready for the next phase of transformation.

Structural updates and preparations for wiring and drywall are underway.

Renovation progress features an open layout, exposed ceiling, subfloor installation, and visible plumbing work. Large windows and sliding doors enhance natural light, preparing for a bright, modern interior.
We walked through the space to review progress and align on next steps. Seeing the layout opened up and systems in place gave us a clear picture of how the renovation was taking shape.

Walls opened, electrical exposed, and framing prepped for the next phase. Structural updates coming soon!
Kitchen and walls stripped down, electrical and plumbing exposed.

Walkthrough showed all MEP rough-ins completed and framing closed out. Lighting layout was roughed in, natural ventilation considered, and the space fully prepped for insulation and drywall installation.
Stair treads were installed and temporary protection was set in place to control dust and debris. Subfloor prep continued, with the area sealed off for a clean and safe transition into finish work.

Interior reconfiguration was in progress — framing for new partition walls was up, with electrical and plumbing rough-ins underway. Demo remained visible as the space transitioned into its new layout.
The fireplace framing was installed in front of the kitchen, integrating mechanicals and structural support. The buildout was designed to divide open space while aligning with the flow between living and cooking areas.

The wall separating the kitchen and pantry was removed to create an open-concept layout. With the island hood already in place and rough-ins exposed, the new configuration set the stage for a unified, functional space ready for cabinetry and finishes.
The open-concept layout took full shape — with the fireplace framed at the center, kitchen and living zones fully connected, and natural light flowing across the entire space. Cabinet staging began, signaling the start of interior finishes.

PEX manifold was installed with clearly routed supply lines, providing direct, balanced flow to all water fixtures. Clean framing integration ensured system accessibility and long-term serviceability.
Freestanding tub was set in place, aligned with a full-height window to frame exterior views. The shower pan was prepped with waterproof membrane, bringing layout and utility into harmony before finish installation.

Cement board installation was completed around the tub and shower area, including a recessed niche for storage. Surfaces were prepped and protected, setting the stage for waterproofing and tile installation.
Waterproofing membrane was applied across the shower enclosure, sealing all surfaces including the recessed niche and bench. With substrate protected, the space was ready for tile layout and installation.

Tile installation began across the bathroom floor, following waterproofing and prep. Large-format tiles were dry-laid for alignment, with precision cuts in progress to ensure a seamless finish around fixtures.
Tile alignment was fine-tuned with precision spacers, ensuring tight, even joints throughout the floor. Custom edge cuts around the tub maintained flow and symmetry for a seamless finish.

Walkthrough captured the final prep before finishes — floors aligned, waterproofing complete, and tile work in progress. Every system was in place, and craftsmanship was front and center as the project neared completion.
Fireplace enclosure was fully wrapped with cement board, prepped for final finishes. The open kitchen and living space neared completion, with smooth drywall, trim prepped, and final installations ready to follow.

Drywall and ceiling work were completed, and finish materials staged for installation. With luxury vinyl planks ready to go, the kitchen and living space were fully prepped for the final layer of warmth and texture.
Kitchen wall prep was finalized with electrical rough-ins in place. Flooring materials were staged on site, and the open layout was ready for cabinetry installation and final surface finishes.

Framing updates were made in the master bedroom to accommodate new layout needs — likely for a feature wall or built-in. Electrical rough-ins were placed, and prep was underway for drywall and finish carpentry.
In the master bedroom, drywall was patched and prepped across the full space, including the new feature wall. Finish flooring was staged and ready for install, bringing the room one step closer to completion.

The master bedroom opened directly onto the deck, offering expansive water views. With trim work in progress and materials on site, the space was set to shift from construction to comfort.
